Preliminary Contract (Compromis de Vente)

Signing the preliminary contract commits both parties and sets out the terms of the sale, including any conditions precedent (such as securing a loan).

Cooling-Off Period and Conditions Precedent

A ten-day cooling-off period applies to the buyer. Once conditions precedent are satisfied, the transaction moves forward on a secure basis.

Final Deed (Acte Authentique)

Signing the final deed before the notaire completes the sale and transfers ownership. Óra Immobilier supports its clients through to this final step.

Notaire fees generally represent 7 to 8% of the property price for existing properties. There are no bank fees as such, aside from administrative processing fees.

What are Óra's fees for this service?

Our fees are 2.5 to 3% including tax (TTC) of the property price.

Can a foreign buyer obtain a loan from a French bank?

Yes, subject to sufficient proof of income and down payment. Conditions and the required down payment vary according to the buyer's nationality and tax residence.

Does a buyer need to be a French resident to purchase property in France?

No, there is no restriction based on nationality or residency for purchasing property in France.

Is it necessary to travel to France to finalise the purchase?

No, the final deed can be signed by power of attorney, without the buyer needing to travel.

What is the average timeframe between the offer and the final signing?

The timeframe is generally around three months between signing the preliminary contract and the final deed, though this can vary depending on any conditions precedent.

What taxes apply once the property is acquired?
